Schematic Work Session

LAYOUT/DESIGN DECISIONS:

  • Open layout on first floor

  • Powder Bath does not need to be close to Outdoor Living

  • Primary Bedroom to have larger windows with lower sill height

  • Office to have clerestory windows that continue over attic storage space

  • Clerestory windows to be considered over second floor walkway

  • Pool to be eliminated and additional square footage added to Outdoor Living

  • Half circle driveway to be eliminated and replaced with straight driveway into garage

Layout/Room comments:

Office: 

- Make walls and roof taller on this structure so the door to the attic space can be accessed from the roof garden and not the office. 

- Add a window on the south end of the attic space for a future gym room 

- Add a cupola to the ridge of this structure or something to let more light in

- Move bathroom to west vs. east side of the office 

- Is there any way to get a closet in this room? Even taking a piece of the bathroom and room? Or just take a piece of the attic once done I 

Roof Garden:

- We think this is great, but practically speaking we probably should just make this a terrace with a pergola or something like that over it. If the city gives us credit for open space then we can reconsider.

Guest Bedroom 3:

- Add a door and window to the outdoor roof garden

Guest Bedroom 2:

- Add a door to the covered patio

Bath 3:

- We like the jack and jill bathroom, but if we made everything smaller could we fit 2 bathrooms?

2nd Floor:

- Have some sort of cupola or architecture feature to let light in from the roof

Primary Bathroom:

- Center door to bath and split vanities so one is on each side of door. the on the north should be an L so you have a make up area that comes off of it to the east

Primary Bedroom:

- Slide the closet doors to the middle so the wall next to the doors on each side can be built out with cabinetry on the inside 

Main Floor:

- Move bathroom to northeast corner and make a little bigger to add a small shower in it

- Open up the room so you can see the yard from the living room and kitchen 

- Floating stairs 

Exterior Patio:

- Enlarge and add outdoor kitchen 

Exterior front:

- We are trying to make a little more balanced so you don’t just have a block of glass on one side. Maybe even softening that corner glass by adding defining casement or something around them.

- We want the front door to feel more obvious and if there is any way to have it bump out even slightly it would be ideal.Just some differentiator so you can see and tell it’s the place to come in.

- Have the driveway just go straight in and not a circle drive
